As managing agents, we will, at the beginning of each accounting year, produce a budget, which will include the estimated costs for running of the block(s) for that year. This would include all works required and a contingency and a sinking fund. These costs would then, dependent on the size of each flat and the facilities to each of the lessees, which would then be divided equally amongst the owners and paid in accordance with their lease. |

The management company of any block of flats, is set up to enable the residents to have a direct influence on the management of the communal areas and each purchaser will become an equal member or shareholder in the Resident Management Company and it will then be this company which has the responsibility of the operation and management of the whole of the development. |
